The compliance gap

Most buildings are not non-compliant on purpose

Compliance in a strata or commercial building rarely fails through a decision. It fails through drift — a contractor changes, a committee turns over, a logbook goes missing, an interval quietly stretches from six months to fourteen. Every individual step is reasonable. The building is still exposed.

The exposure is not usually discovered during normal operation. It is discovered at an insurance claim, an incident, a sale, or an audit — at exactly the moment the records are needed and cannot be produced. Testing that happened but was never documented does not discharge the obligation.

A scheduled program fixes the drift rather than the symptom: the same contractor, the same calendar, and a written record that accumulates instead of restarting.

Strata & building compliance FAQs

Who is legally responsible for electrical compliance in a strata building?
For common property it sits with the owners corporation, and it is usually discharged through the strata or building manager. Lots themselves remain the owner’s responsibility. In practice the question that matters at claim time is not who was responsible but whether there is dated evidence the testing was done — which is what the reporting exists to provide.
We already have a contractor. What does changing actually involve?
A site assessment and a written condition report first, including anything already overdue. On buildings previously serviced by someone else that baseline is often the first complete picture the committee has had. Nothing is switched over until you have seen it.
Can one schedule cover several buildings?
Yes — that is the normal arrangement. Multi-building clients run under a single schedule with consistent reporting, which is what makes a portfolio reviewable in one place instead of building by building.
How disruptive is testing to residents?
Emergency lighting discharge testing is the only genuinely intrusive item, and it is scheduled deliberately — daytime, common areas, with notice. The work is planned to be discreet; in occupied residential buildings that is a requirement of the job, not a courtesy.
What happens if something fails during a scheduled service?
Anything unsafe is made safe on the day. The rest is reported with a recommendation and a priority, so the owners corporation decides what is funded and when rather than being handed one unaffordable list.
Do you provide the records for audits and insurance?
Yes. A written report is issued after every service, and registers and logbooks are kept current on site. The paperwork is the compliance evidence — testing without records does not discharge the obligation.
