Commercial annual services
Scheduled maintenance that keeps a site audit-ready
Compliance obligations on a commercial site do not arrive together. Emergency lighting is on a six-month cycle, appliance testing depends on the environment, safety switches need both a push-button and a trip-time test, and switchboards should be scanned before summer — not after something fails.
A scheduled maintenance agreement puts all of it on one calendar, run by one team, with a written report after every visit. The point is that when an insurer, a building surveyor, an incoming owner or WorkSafe asks for evidence, the evidence already exists.

More than 900 apartments under a scheduled maintenance agreement
Across Beach House, Madison Grand and Saint Moritz, AIF services and maintains more than 900 apartments under a diligent, discreet scheduled maintenance schedule — with safety and compliance testing in every unit and common area.
That work is carried out respectfully in occupied homes, with around-the-clock response when something fails. Residential towers are the hardest environment to maintain well: access is negotiated, disruption is visible, and nothing can run over.

Maintenance for commercial investments
Providing tailored maintenance and building solutions for commercial investments, to ensure your assets remain safe, compliant and operating at peak performance. From routine repairs to complex project works, our team delivers high-quality results with minimal disruption to your operations.
That includes general minor building maintenance works alongside the electrical scope, so a single visit closes out more of the list — and one contractor holds the history for the building rather than three holding a third of it each.
Beyond maintenance
Fit-outs, projects and upgrades
The same team handles project work: commercial fit-outs and renovations, lighting design and construct, three-phase work and switchboard upgrades, data and communications, access control and audio visual.
Using one contractor for both the projects and the maintenance means whoever installed the system is the one maintaining it — and knows the site before the call comes in.

Common questions
Commercial electrical FAQs
- What does a scheduled maintenance agreement cover?
- A schedule is built per site from the compliance obligations that site actually carries — typically emergency and exit lighting testing, RCD testing, appliance test and tag, thermal imaging of switchboards, and HVAC or refrigeration servicing where there is plant. Each visit produces a written report.
- Do you work outside business hours?
- Yes, and for retail, hospitality and occupied residential sites we usually do. Scheduling around trading hours and residents is part of the point of a maintenance agreement rather than an extra.
- Can you take over maintenance of a site someone else has been servicing?
- Yes. Most sites we maintain were previously serviced by someone else. We start with a condition assessment so the first report tells you what you have actually inherited, including anything overdue.
- Do you cover breakdowns as well as scheduled work?
- Yes. Scheduled maintenance reduces breakdowns but does not eliminate them, so maintenance clients also have 24/7 access to our emergency response.
- What areas do you cover?
- Greater Melbourne, including the CBD, inner east, bayside and surrounding suburbs. Multi-site clients are covered across all of their locations under a single schedule.
