Commercial annual services
Scheduled Electrical Maintenance in Melbourne
Every compliance obligation your site carries, on one calendar, run by one team — with a written report delivered after every service.
Why a schedule
Compliance fails by drift, not by decision
Almost nobody decides to let a site fall out of compliance. It happens because the intervals are all different, the reminders live in someone's head, and the person who knew the site changed jobs. Then an audit, an incident or a sale asks for the records and they are not there.
A schedule removes the memory from the process. The intervals are set by the environment, the calendar is ours to run, and the evidence accumulates whether or not anyone is thinking about it.
What is on the calendar
Built from the obligations your site carries
Not every site needs every item. The schedule is assembled from what is actually installed.
Emergency & exit lighting
Full-duration discharge testing to AS/NZS 2293.2, with the on-site logbook maintained.
RCD testing
Push-button and instrument trip-time testing of every safety switch, recorded per circuit.
Appliance test & tag
Testing and tagging to AS/NZS 3760 with a full asset register kept for the site.
Thermal imaging
Thermographic switchboard scanning under live load, reported with images and severity.
HVAC & refrigeration
Servicing of plant including VRV and split systems, by ARC-licensed technicians.
After every service
What the report contains
A maintenance visit that leaves no record is difficult to distinguish from a visit that never happened. Every scheduled service produces a written report.
- What was tested, and the result for each item
- Anything that failed, and whether it was rectified on the day
- Photographs and thermal images where they are the evidence
- What needs attention before the next scheduled visit
- Updated registers and logbooks left on site
- The date the next service is due
Getting started
How a site comes on
01
Site assessment
We walk the site and establish what is actually there — boards, plant, emergency fittings, appliances — and what compliance obligations follow from it.
02
Condition report
A written baseline, including anything already overdue. On sites previously serviced by someone else this is usually the first honest picture the owner has had.
03
The schedule
A calendar built from the obligations, scheduled around trading hours and residents, with the intervals set by environment rather than by a template.
04
Service & report
We attend, test, rectify what we can on the day, and leave a written report. The registers and logbooks stay current on site.
Common questions
Scheduled maintenance FAQs
- Is there a minimum contract term?
- Schedules are built per site and we will talk through what suits. The value is in continuity — the second year of a schedule is worth more than the first, because the baseline already exists and trends become visible.
- What if something fails between scheduled visits?
- Maintenance clients have 24/7 access to our emergency response. Scheduled maintenance reduces breakdowns; it does not eliminate them.
- Can you maintain multiple sites under one schedule?
- Yes. Multi-site clients are covered across all locations under a single schedule with consistent reporting, so the portfolio can be reviewed in one place.
- Do you handle the compliance paperwork?
- Yes. Registers and logbooks are completed and maintained on site at each visit. The paperwork is the compliance evidence, so leaving it blank would defeat the point of the testing.
- What happens on the first visit to a neglected site?
- We prioritise. Anything unsafe is dealt with immediately, the rest is staged into a plan with the highest-risk items first, so the site is not presented with one unaffordable list.
